Summary: We are seeking an experienced Capital Maintenance
Technician to support the upkeep and long-term performance of
apartment communities and extended-stay properties. This role is
responsible for maintaining, troubleshooting, and repairing HVAC,
electrical, and plumbing systems across large, multi-unit
properties, while supporting overall property operations and
capital maintenance initiatives. Essential Functions: Include but
are not limited to: Install, maintain, troubleshoot, and repair
HVAC, electrical, carpentry, and plumbing systems Perform routine
preventive maintenance and respond to urgent and emergency repair
requests Support daily property operations by maintaining building
systems and infrastructure Diagnose system issues using technical
manuals, schematics, as-builts, and appropriate tools Ensure all
maintenance work complies with safety standards, building codes,
and company policies Coordinate with external vendors and
contractors on specialized repairs and capital projects
Qualifications: High school diploma or equivalent Valid driver’s
license, current auto insurance, and reliable transportation
required Minimum of 3 years of hands-on general maintenance
experience, including work across apartment communities, hotels, or
similar property environments Demonstrated experience maintaining
and repairing HVAC, electrical, and plumbing systems Experience
with painting, drywall repair, unit turns, and minor renovations
EPA certification required; additional certifications or licenses
related to HVAC, electrical, or plumbing preferred CPO (Certified
Pool Operator) certification required or ability to obtain within a
designated timeframe CAMT (Certified Apartment Maintenance
Technician) or similar industry designation preferred Strong
troubleshooting, diagnostic, and problem-solving skills Ability to
work independently while collaborating effectively as part of a
team Knowledge of workplace safety standards, OSHA guidelines, and
regulatory compliance Physical Requirements: Ability to frequently
walk apartment communities, including leasing offices, common
areas, parking lots, and grounds. Ability to climb stairs and
navigate multi-story buildings as part of routine property
inspections. Ability to stand, sit, bend, kneel, and reach for
extended periods throughout the workday. Ability to lift, carry,
and move equipment and supplies as required. Ability to operate
standard office equipment, including computers, phones, printers,
and scanners. Ability to drive between multiple community
locations, sometimes on short notice. Ability to work both indoors
and outdoors, with exposure to varying weather conditions,
including periods of extreme heat during property walks and
