Job Description Job Description Summary Duties and
Responsibilities: The Floating Lead Maintenance Technician is
responsible for assisting the Property Manager to achieve strong
fiscal performance, efficient and appropriate facility maintenance
and management, risk management, and excellent customer service, at
the property they are assigned. As floating lead maintenance, the
primary responsibility is the ability to travel to various
properties with the use of a personal vehicle and have a valid
driver’s license. In addition, this position assists in various
other operational needs Essential Functions and Work Duties: The
following essential functions of this position are performed
personally, in cooperation with the supervisor , and/or in
coordination with other staff. Additional work functions and duties
may be assigned. Primary role: High amount of flexibility with the
ability to travel to all properties when necessary. Assist in the
achievement of the property’s annual budget by monitoring
maintenance related expenses. Assist in the achievement of the

expenses. Maintain knowledge of local, state, and federal laws
governing tenant/landlord relations including Fair Housing.
Complete all service requests on a timely basis and assure notices
are left in resident’s apartment. Complete work order and work log
documentation on a daily basis. Ensure landscape and irrigation are
maintained on property. Perform plumbing repairs to water and
sewage systems including repair and replacement of fixtures,
fittings, and plumbing stoppages. Perform minor electrical repairs
to appliances, fixtures, switches, etc. Perform common maintenance
on gates, light fixtures, doors, windows, laundry facilities, pool
and pool pump, and appliances. Follow company safety program.
Maintain hazard communication standards. Notify Senior Lead
Maintenance Tech or Property Manager of any supplies or parts
necessary to complete the service requests. Perform cleaning duties
(i.e., mopping, dusting, and vacuuming) as needed. Paint interior
and exterior areas according to industry standards for preparation.
Maintain a professional relationship with staff, vendors, and
current or prospective residents. Provide excellent customer
service. Preventive Maintenance Make regular inspections of
grounds, buildings, plumbing, electrical fixtures, appliances, and
major equipment. Responsible for complying with the company’s and
the property’s operating and safety policies and adhering to
federal, state, and local laws pertaining to the operation of the
property. Emergency Maintenance Must be available for back up of
on-call personnel. In the event you’re not available, you must
insure alternate back up. Conduct employee safety communication
program meetings with staff. Maintain all storage and maintenance
shops according in a need, orderly and safe manner. Maintain and
safeguard all company tools and equipment. Other Functions and Work
Duties: Perform other duties as from time to time may be determined
necessary for the well-being of the total operation. Coordinate
specific work tasks with other personnel within the department as
well as with other departments in order to ensure the smooth and
accurate flow of work and information. Perform tasks which are
supportive in nature to the essential functions of the job, but
which may be altered or re-designed upon individual circumstances.
Qualifications and Skills Required: To perform this job
successfully, an individual must be able flexible at all times and
able to perform each essential duty satisfactorily. The
requirements listed below are representative of the knowledge,
skill, and/or ability required. Reasonable accommodations may be

essential functions. Education and/or Experience: Minimum six (6)
months of experience in property maintenance capacity performing
maintenance duties. In-depth knowledge of electrical, plumbing, and
HVAC systems. Must also have skills in carpentry, roofing, and
other general construction-related items. Needs to possess a
technical service-oriented background. HVAC certification and pool
certification must be obtained to progress from Assistant to Lead
Technician. Other Skills and Abilities: Able to travel to all
properties; with the use of a personal vehicle, a have valid
driver’s license Must be flexible and Ability to read, write and
speak in English. Ability to read labels and directions. Available
transportation. Own tools. Good safety habits. In depth knowledge
of electrical, plumbing, and HVAC systems. Must also have skills in
carpentry, roofing, and other general construction related items.
Needs to possess a technical a service oriented background.
Physical Requirements: Frequent lifting, carrying, pushing, or
pulling up to 50 lbs. and constantly moving appliances and heavy
machinery correctly and safely. Climbing: frequently ascending or
descending ladders, stairs, scaffolding, ramps, poles, and the
like, using feet, legs, and/or hands and arms. Body agility is
important: maintaining body equilibrium to prevent falling when
walking, standing, or crouching. Stooping: frequently bending body
downward and forward by bending spine at the waist, requiring full
use of the lower extremities and back muscles. Kneeling: frequently
bending legs at knees to come to rest on knee or knees. Reaching:
frequently extending hand(s) or arm(s) in any direction. Handling:
frequently seizing, holding, grasping, turning, or otherwise
working with hand or hands. Fingers are involved only to the extent
that they are an extension of the hand, such as to turn a switch or
shift automobile gears. Hearing: ability to ascertain if the
equipment is working properly and to respond to alarms. The worker
is required to visual acuity to perform an activity such as
operating machines such as power saws where the seeing job is at or
within arm’s reach; performing mechanical or skilled trade tasks of
a non-repetitive nature such as ones by carpenters, technicians,
service people, plumbers, painters, mechanics, etc. The worker is
subject to both environmental conditions: Activities occur inside
and outside.
